Rental Terms & Conditions
Welcome to Choice Vacation Homes, LLC. Choice Vacation Homes and/or its affiliates and partners ("Management Company", "We") provide property rentals and management in the Kissimmee area subject to the following conditions. If you place a booking with us, you accept these conditions. Please read them carefully. In addition, if you place a reservation through one of our affiliates or partners, you will be subject to the guidelines, terms, and agreements applicable to such business.
This contract is between the Management Company and the party leader ("You", "Guest") who must sign the booking form accepting these conditions on behalf of all persons named on the booking form ("Guests"), including those substituted or added by agreed amendment of the booking. Only persons named on the booking form are entitled to use the property. A contract exists when you have paid a deposit and the Management Company has confirmed the reservation in writing.
Guests must treat the property, its furniture, fittings, utensils and other facilities with care and respect. Any loss or damage incurred to the property must be immediately reported to the Management Company. You will be responsible for any loss, damage or breakage caused during the stay.
All reservations are required to be paid in full before your arrival. When you arrive, you will head directly to your reserved property. Prior to arrive, we will provide directions to the property, as well as codes for the property’s lock box that contains the keys.
Check-in is strictly at 4:00pm on the day of your arrival. We strive to provide the best experience possible for your stay, and our maintenance staff prepare your property up until check-in time. Should you arrive before check-in time, our cleaners may ask you to leave until check-in time.
You must leave the property key inside the lockbox at all times. If you remove the key and are locked out of the property, there is a minimum $50 call out charge. If you remove the key and fail to return it before your departure, you will be charged for new locks to be installed.
Check-out is strictly at 10:00am on the day of your departure. Departure prior to this deadline is critical for our staff to properly prepare the property for our next guests. Additional fees will be charged for check-outs after 10:00am.
To check-out, simply leave the keys in the lockbox at the property, and have a safe trip home!
Should last minute changes disrupt your vacation, we will do our best to help you reschedule your vacation for another time Any changes to a different seasonal period will be paid by the guest. If you need to cancel your reservation up to 60 days before arrival, you will receive a full refund less $45 administration fee and applicable credit card processing fees. For cancellations 31-60 days before arrival, the deposit is forfeited. Unfortunately if you need to cancel within 30 days of your arrival, the balance of your vacation will be forfeited in full, as we have already paid the homeowner for the reservation.
Property Occupancy Limits
Due to Florida fire code regulations, strict limits are placed on the number of occupants permitted to stay overnight in vacation homes. The property occupancy limit is equal to double the number of bedrooms, i.e. 3 bedroom properties limit 6 occupants, 4 bedrooms limit 8 occupants, 5 bedrooms limit 10 occupants, and 6 bedrooms limit 12 occupants.
Local and state enforcement agencies have the right to enter vacation properties at any time to check for occupancy limit infringement. If the occupancy limit is broken, you will be required to vacate the property without refund.
What Address Will I Be At?
For the safety of guests staying before you, the specific address of the property you will be staying at will not be provided until shortly before your arrival. Unless you reserve a specific home at the time of your reservation, we may move your reservation into a similar property before you arrive. This allows guests the flexibility of amending or extending their stay.
If you need to leave a telephone number behind with family or friends, we recommend giving them our office telephone number. From there, we can direct callers to your specific property. Once you arrive, the specific telephone number will be listed in the property. Please note that unless otherwise listed, our properties only allow outgoing calls to local and toll-free telephone numbers.
What To Bring
While we try to provide as much as possible for your stay, we are unable to provide certain items in the property. Properties generally do not include washcloths or beach towels. Please be careful not to use the bathroom towels by the pool, as the pool chemicals can bleach them.
Unlike hotels, there are no supply closets to replenish items used during your stay, such as paper towels, laundry detergent, soap, trash bags, and toilet paper (an initial supply is provided in each bathroom). There are full-service grocery stores within an easy drive of each property where these items can be purchased. If you ordered a crib, it is important to note that we provide a portable “Pak n’ Play” which does not include linens.
Pool heating must be booked in advance of the arrival to be guaranteed. Pool heating must be purchased for the entire length of stay unless the stay spans several weeks, in which case special arrangements can be made. Pool heating is $25 per day, and $40 per days for pools with spas.
During winter months, pool heaters will generally heat the pools to around 80 degrees Fahrenheit. However, if the air temperature lowers to 55 degrees or less, pool heaters are not effective, and water temperature will not reach a comfortable temperature. We regret that in these circumstances, a refund of part of all of the supplement paid is not possible as the pool heater is still running. Your understanding of this important matter is an essential part of reserving pool heating.
Sorry, No Smoking or Pets
All of our properties are strictly non-smoking. If you smoke, we kindly ask that you smoke outside.
Pets are generally not allowed in our properties with the exception of service animals (additional deposit required). If a pet is discovered during your stay, an automatic charge of $300 will be applied to cover professional carpet and upholstery cleaning, and your will be asked to leave the property without refund. Additional charges will be applied if pest control services are needed. We do maintain a few properties that allow small pets up to 15 lbs. Please contact us for availability, and note that a $150 non-refundable fee will be applied.

Our staff constantly works to make your visit as great as possible, but nothing is perfect all the time. As with all properties, some properties may encounter unexpected maintenance problems from time to time. If you are dissatisfied with the property at any time, please contact us immediately. We will fix anything that is wrong. If a problem with the property cannot be fixed within 48 hours, then we will happily offer an alternate, similar property to the property reserved, subject to availability. If you choose not to move to an alternate property, then no claim of compensation of any kind can be considered.
If you notice any issues with the property when you depart, please be sure to let us know so it can be corrected for the next guest.
